House Fire In Carlton Woods

Fire fighters where called out to Carlton Woods The Woodlands TX last night at 11 PM for a house fire.  They arrived to a large custom home engulfed in flames.  Luckily no one was in the home, as the property was still under construction and in the final stages of completion.

The property is located on S Lamerie Way in the Fairhope section of Carlton Woods, Montgomery County.  This home was being built for an individual by Lucias Oaks Custom Homes and estimated to be approximately 5,500 SF of living space.  This mediterranean custom home was almost complete, as it has been under construction for well over a year.

Firefighters fought the fire for over 3 hours, using over 1.2 million gallons of water.  There was much damage done, with the roof collapsing in many areas of the home.  Many people are already speculating that the home will be total loss, at least no one was hurt.

This will mark the first major fire in the gated custom home community.  Carlton Woods is an exclusive gated custom home neighborhood within The Woodlands, that features custom and luxury homes, a Jack Nicklaus Signature Golf Course and extravagant country club.  The residents here had a little more excitement last night than they are used to.

John Cooper School

Carlton Woods has a handful of private schools in The Woodlands to choose.  The most prestigious of these options is the John Cooper School.  The John Cooper School has a long standing history of excellence and is considered by most residents to be a premier educator in The Woodlands.

The John Cooper School opened its doors in the fall of 1988 and was named after Mr. John Cooper who was the long-tenured headmaster of Houston’s Kinkaid School.  It started with a very modest student body of only 175 kids pre-k through 7th grade.  One additional grade level was added each successive year, with the first senior class graduating in 1994.  The schools current enrollment is near 1,000 students.

The school upholds very strong academic standards.  As a college preparatory school, 100% of its graduates have gone on to college.  This is partly attributed to its small class sizes, averaging between 17-18 kids per class and a 11:1 student-teacher ratio.  Approximately 60% of the faculty hold advanced degrees.  You won’t find these kind of stats at a public school.

John Cooper School also has more than a few athletic teams.  As part of the Southwest Preparatory Conference (SPC), the school features many interscholastic varsity teams.  The girls feature cross country, volleyball, basketball, soccer, softball, tennis, golf, track, and swimming.  The boys feature cross country, soccer, basketball, baseball, tennis, golf, track, and swimming.  They will be adding football in the fall of 2011.

KJ Choi Wins PGA Major

KJ Choi was declared the winner of the PGA Players Championship this year.  This is considered one of the top 4 tournaments of the year among golf professionals and was held at TPC Sawgrass in Ponte Vedra Beach, FL.  KJ has made Carlton Woods very proud, as he is a former resident here.

The tournament had a very exciting ending, with a sudden death playoff between KJ Choi and David Toms.  The 17th hole was picked as the first (and only) hole of the playoff, which is a par 3 island green that had been playing tough all day.  Both players hit the green off the tee, but Toms ended up 3 putting as he missed a 3 1/2 foot put for par.  Choi 2 putted for his first PGA Tour win in 3 years and it couldn’t have come at a better time.  The Players Championship is the biggest event on the tour with Choi’s winnings at $1.71 million.  Not a bad weeks work.

Choi once lived in Carlton Woods home to the Jack Nicklaus Signature Golf Course.  With all the excellent golf courses in the community, The Woodlands TX has always attracted great golfers.  KJ now resides in Dallas TX but there are still a few tour players living in The Woodlands today.

Las Vegas Luxury Real Estate as a “Value Play”

Today we have a guest post from a realtor in Las Vegas, Michelle Sterling.  Michelle has been selling real estate in Las Vegas for over 10 years now and is here to share with us about Las Vegas luxury real estate.

Las Vegas luxury real estate investors have become a major force in our high-end market over the last 18 months. The catalyst for this recent development is both straightforward and financially compelling. Put simply, luxury homes in Las Vegas, Nevada are currently selling at prices significantly below replacement cost. Although you may not generally connect multi-million dollar properties with savvy real estate investors shopping aggressively for “value”, we can assure you that this is very much the case in Southern Nevada.

Why would this be the case? Why would it be so attractive to secure luxury residential investments at compelling prices in this city specifically? To begin with, it seems clear that the funds being committed to Las Vegas luxury homes as a “portfolio play” amount to a one-way bet on the future of Las Vegas itself. There is an old cliche that seems appropriate for better understanding the situation at hand; no one ever got rich betting against Las Vegas. I think we can conclude with reasonable certainty that luxury real estate investors operating in the Las Vegas market fully expect our city to rebound significantly along with the rest of the domestic economy. In fact, we are already seeing both statistical and anecdotal evidence that economic conditions across Southern Nevada have begun a slow but steady recovery phase. However, this is hardly the whole story in explaining our substantial ”luxury investment” activity.

 Another compelling reason to invest in luxury real estate in Las Vegas has to do with the amenities that accompany the properties themselves. Golf Digest has recognized Las Vegas as one of the premier golfing destinations to be found anywhere and National Geographic Adventure magazine selected Southern Nevada as their #1 pick for the Top 50 best places to “work and play” at the game of life. When you add to this the world-class shopping and dining and throw in the most exotic nightlife on the planet, it becomes even easier to understand why seasoned luxury real estate investors have targeted Las Vegas for spectacular deals with tremendous upside potential.

Lake Conroe

Lake Conroe is in very close proximity to Carlton Woods.  This is a 21,000 acre man-made lake that was completed in 1973.  The Lake is controlled by the San Jacinto River Authority with the City of Houston owning a large interest in it.  Lake Conroe is a major economical hub for this region.

This is the place to be in the summer time.  With great water quality, the Lake offers much natural recreation in the form of fishing, water sports, boating, and just about anything else thats considered fun on a water.  This is a very scenic lake surrounded by towering pine trees, as it cuts through the East Texas Pineywoods.  There are tons of marinas and parks located around the lake, with a large State Park on the northern end. 

There are many master planned neighborhoods located around the lake.  Lake Conroe real estate is very desirable, with many custom and luxury homes surrounding the area.  Like The Woodlands real estate market, there are many million dollar homes located here and this is considered to be one of the wealthiest areas in Texas.  There are many well established waterfront neighborhoods here like Walden, Bentwater, and April Sound.  All three of these neighborhoods feature a waterfront/country club lifestyle, with excellent golf courses.  Over the years, many Houstonians have purchased second homes around the lake but majority of the residents live out here year round.

Carlton Woods got a new listing this week, 31 Cartouche Cir.  This property is being offered for sale by AQUI Realty for $1,190,000.  Located in the Cartouche section, this patio home has a lot to offer.
